The platform helps you discover and organise opportunities. It does not provide legal, tax, financial, investment, valuation or real-estate agency advice; nor does it represent buyers, debtors, creditors, insolvency practitioners or sellers.

We show the source, the date we checked it and a link where available. Data may come from automated scraping, documents, APIs, geographic layers or manual review. The official version always prevails over our normalised copy.

We apply quality controls, but we cannot guarantee that an external source is complete or updated in real time. “Active” means we have not detected a closure, suspension or award as at the last check; it does not certify that the sale is still going ahead.

Geocoding, boundaries, distances, wetlands, natural hazards, permits and nearby projects are cartographic approximations. A match or absence of a match does not replace a certificate, technical report, land survey or an enquiry with the relevant authority.

Valuations, discounts, unit values, scores and comparables may use historical data or models and are not a market valuation. The final sale price, costs, occupancy, debts, encumbrances and physical condition may differ substantially.

The PDFs sold on the platform are compilations or informational reports prepared for a property. They are not official certificates from the ATO, the courts or a Land Titles Office unless the file expressly says so and lets you verify its origin. “Background for a Title Search” is not a title search or a legal opinion.

A property may be occupied, run-down, subject to third-party rights, litigation, caveats, debts, easements, planning irregularities or environmental risks. Consult suitably qualified professionals and review the file and title before you take part.

External links are provided for verification. We do not control their availability, security or content. You must comply with each third party's terms and access mechanisms.
